Challenge: Reviving KOKO – a 122-year-old Grade II listed theatre – into a modern, multi-use cultural landmark posed an exceptional design and construction challenge. The project demanded meticulous restoration alongside ambitious new construction, including rooftop extensions, acoustic treatments, and a glazed pavilion – all while preserving the site’s architectural integrity and achieving a BREEAM® Excellent rating. A particular complexity emerged in integrating high-performance glazing across heritage façades, a multi-level atrium, and bespoke rainscreen cladding – all without compromising aesthetics, acoustic insulation, or energy performance.

Solution: Crystal Units collaborated closely with Crittall Fendor and the Make One Group to deliver advanced C.U.in glazing solutions tailored for both historic restoration and cutting-edge contemporary architecture. Our insulated units provided exceptional thermal performance while remaining slim enough to align with Crittall MW40 steel window frames, ensuring compatibility with both heritage and new-build elements. Whether reinstating the iconic cupola or wrapping the acoustic-treated plant deck, our glazing balanced lightness, strength, and acoustic control – supporting the creation of a venue that honours its theatrical past while embracing its role as a future-facing cultural powerhouse.
